Two completely different visitors, one website. A buyer wants a property and does not care which agent has it. A seller is deciding whether to trust you with the biggest asset they own. Most agency sites are built for neither.
Free site review first. If your current site is fine, we will tell you that.
Nobody browses an estate agency the way they browse a shop. A buyer arrives on one property, usually from a search or a portal, and everything that happens next happens on that page.
Three bedrooms in a named locality, within a budget. Your brand is not part of the search and will not be part of the decision until much later.
Before reading a single word. Dark rooms, wide-angle distortion and eleven pictures of the same corridor lose the enquiry before the price is even seen.
Price, carpet area, floor, facing, possession date, parking, maintenance. Anything missing is assumed to be bad news, and they move on rather than ask.
Never on the agency. The enquiry has to sit on the listing itself, carry the property reference automatically, and reach whoever handles that property rather than a shared inbox.
One strong listing page, repeated well, does more than a beautiful homepage ever will.
Pick by how many properties and offices you run, not by page count. Prices below are per project, with hosting and domain billed separately at cost.
Already have a site you like? We also do a fixed-price repair instead of a rebuild. Ask about it on the call.
We built a full sample agency site so you can use the filters, open a listing and send an enquiry before you talk to anyone. It is a fictional agency, so nothing on it is a real property, a real price or a real vendor.
Every agency site we audit has the same failure, and it is never the design. Properties sold months ago still showing as available. Prices that changed in the office and never on the website. A listing with eleven photographs and no price at all.
It happens because updating the site is a separate job from doing the work, so it goes last and then it goes undone. The fix is operational, not visual.
Updating a listing takes under a minute on a phone. Price changes and status changes are two taps, because anything slower will not happen on a busy Tuesday.
Stale listings surface themselves. Anything untouched past a threshold you set appears on a list for whoever runs the office, rather than quietly sitting there.
Sold does not mean deleted. The page moves to the archive, clearly marked, keeping the search value it earned instead of becoming a dead link.
One source of truth. If you feed the portals, the site and the feed come from the same record, so they cannot disagree.
We do not alter photographs to change what a property looks like. Straightening and exposure, yes. Removing a pylon from the view, no. That is a complaint and possibly a misdescription.
We do not generate interiors or furnish empty rooms with AI and present them as the property. If you want staging visuals, they get labelled as such on the image itself.
We do not write reviews or invent vendor quotes. Anything in quotation marks will be a real client who agreed to it.
We do not lock you in. Domain, hosting, listing data and logins are yours from day one. You can leave on a Friday and be elsewhere by Monday.
We do not recommend a rebuild when a repair will do. If your site is three fixes from working, we will quote the three fixes.
Usually yes, and it should. Entering a property twice is how the two versions end up disagreeing. We look at which portals and CRM you use, work out which direction the feed should run, and set the site up so one record drives everything. Where a portal does not allow a feed, we make the manual step as short as possible.
Your team, from a phone, in under a minute per listing. That is the whole design goal. If adding a property needs a laptop and fifteen minutes, it will not get done on a busy day and the site will drift out of date within a month.
It moves to an archive, clearly marked as sold or let, with the price shown or hidden depending on what you prefer and what your market expects. The page stays live because it has usually earned search traffic for that street or building, and that traffic brings the next seller.
Yes. Each office gets its own page, its own listings view and its own enquiry routing, while the search covers everything. On the Developer package you can also run project microsites with their own look under the same system.
More than anything else on this page. Buyers judge the gallery before they read a word, and no amount of design rescues a dark photograph. We will set up the upload pipeline so good photographs stay good, and tell you honestly if the pictures are the thing holding your enquiries down.
You do. The domain is registered to the agency, the hosting account is in your name, you are the owner on Analytics and Search Console, the admin account is yours, and your listing data can be exported at any time. We are happy to manage all of it. Managing it and owning it are different things.
Tell us how many properties you carry, which portals you feed, and what your current site is doing badly. We will tell you whether we can help and roughly what it would cost. If the answer is that you do not need us, that is a short and useful call.
